Hotel beds or contract beds are specially designed beds for use in commercial environments, that meet the strict fire retardancy standards required for all guest accommodation furniture.
Commercial beds for hotels or hospitality must always comply with BS 7177 (Med Hazard) Ignition Source 5 (crib 5) Fire Retardancy regulations. We ensure our hotel beds are made to the highest standard to withstand the rigours of the hospitality industry.
Out of Eden hotel contract mattresses are great examples of British craftsmanship and they are made exclusively for us with great care by a long-established family business in Yorkshire. By manufacturing the hotel mattress spring units in house, they retain total control over quality and are one of very few UK businesses still doing so.
A steel flat wire frame around the mattress edges is supported by butterfly springs, which prevents damage - as we know, guests tend to sit on the sides of the bed. A Cheviot wool fill and lining surrounds the springs and is encased in a pure viscose outer fabric. These high-quality, natural materials ensure both breathability and temperature regulation, and are held in place by rosette tufts for added durability.
Individual pocket springs are nestled together inside each mattress, which means they are able to compress and expand freely as the body moves during sleep. This provides comfort and support while preventing excess mattress movement and the body rolling.
The Classic Hotel Mattress features 1000 springs per king size and makes quality affordable. The Luxury Hotel Mattress doubles the comfort and support with 2000 pocket springs per king size.
All super king contract hotel mattresses come as two single 6’6” zip and link mattresses, offering you the flexibility of making up a twin or super king room.
Your new mattresses and bed bases are covered for 12 months from the date of delivery against any defect through material failure or faulty workmanship.
A well-looked-after mattress should last for eight years; it should be turned every three months and flipped every six months. The handles on the mattresses can be used for positioning but should not be used for lifting.
All Out of Eden beds comply with BS7177 (Medium Hazard) Ignition Source 5 (Crib 5) Fire Retardancy regulations in accordance with the UK Fire Regulations Act 1988, as is necessary for all beds in the hospitality industry.
Please remember, failure to use beds which meet this standard could invalidate fire-related insurance policies.
Optimise your opportunity for extra bookings by opting for the zip and link option. All super king mattresses and bed bases come as two 6’6” long single units, which offers you the flexibility of changing a twin room into a double room with a sumptuous super king size bed in just minutes.
The two mattresses are securely held in place with a pair of zips on both sides, whilst the bed bases have linking bars at the head and foot end for extra security.

*Out of Eden beds and mattresses include free delivery within mainland UK. Please call for delivery costs to other locations. The two-man team will deliver to a room of your choice, unpack the item(s) and remove the packaging. Please note that if there is no lift available the delivery team will only carry items up a maximum of two flights of stairs.
Beds and mattresses are excluded from our usual returns policy as they are made to order and have different delivery terms.
